Building Manager

The Building Manager is responsible for the care and maintenance of building systems of the Northern Strands Group of Companies (NSGC) locations in Saskatoon. The Building Manager will coordinate and oversee regular cleaning, repair, and maintenance programs to maintain an aesthetically pleasing standard and appearance to our customers, neighbors, and employees.

DUTIES & RESPONSIBILITIES:

System Maintenance

  • Scheduling of system maintenance with approved contractors or service providers
  • Quarterly Maintenance on mechanical systems:
    • HVAC
    • Make Up Air
    • Furnaces
    • Unit Heaters
  • Annual inspections on the following systems:
    • Fire Alarm System
    • Fire Monitoring System
    • Sprinkler System
    • Backflow Testing
  • Regular building walk-through to ensure proper operation of all mechanical rooms and systems
  • Manage the heater settings in mechanical rooms and stairwells as seasons change
  • Liaise with area managers to identify mechanical systems to repair, or arrange for necessary service contractors to complete repairs
  • Regularly change the furnace filters at Millar Avenue location

Yard Maintenance

  • Coordinate seasonal work for lawn care, sprinkler maintenance, weeding, etc.
  • Liaise with Group Services for managing snow removal
  • Monitor fence lines and yard perimeter and ensure proper disposal of garbage
  • Repair or assist in repairing fences that have been cut

Building Repairs & Maintenance

  • Regular building walk-through to monitor door operations, cleaning status, weather stripping, faucets, toilets, etc.
  • Minor maintenance such as doors, handles, leaking sinks, water dispensers, wall repairs, parking stall numbers, etc.
  • Monitor for general building cleanliness in shops and offices, and liaise with area managers to ensure areas are kept tidy
  • Remove and install names on offices and workstations
  • Pour water down p-traps regularly to ensure they do not dry out
  • Liaise with Purchasing on exchange program for walk-off mats
  • Arrange for exterior window cleaning, as required

Cleaning

  • Oversee the Cleaning Technician to ensure tasks are completed in a timely manner and to specified standards
  • Ensure proper planning and completion of quarterly cleaning tasks
  • Provide assistance to and coverage for the Cleaning Technician when sick or on vacation
  • Oversee plant care and maintenance
  • Assist with emergency cleaning tasks (toilets, spot cleaning carpets, etc.)
  • Ensure all supplies are adequately stocked and reorder when necessary

Other Responsibilities

  • Ensure each printer station is adequately stocked with paper supplies
  • Liaise with Purchasing regarding waste/recycling bin pickup and accessibility
  • Assist in management of key assignment, gate locks and building access
  • Act as first point of contact for monitoring stations for after-hours calls
  • Other duties as assigned

REQUIRED EDUCATION, EXPERIENCE & SKILLS

  • Minimum Grade 12 or equivalent
  • Minimum 5 years’ similar experience in building management
  • WHMIS and knowledge of working with cleaning products
  • Valid driver’s license
  • Proficiency in Microsoft Office applications, specifically Excel and Outlook
  • Knowledge and understanding of mechanical systems
  • Strong organizational skills with attention to detail
  • Ability to coordinate and direct service contractors
  • Ability to multi-task, prioritize multiple responsibilities, and work well under pressure
  • Possess, set, and convey a high standard for a positivity and professionalism
  • Successful completion of pre-employment or pre-assignment drug test may be required
