The Operations Department at New Directions is responsible for the routine maintenance and emergency repairs at multiple separate addresses owned or leased by New Directions.  These include office space, commercial program space, and community homes.

 

The Operations Coordinator - Acquisitions & Inspections is a liaison between the organization and external contractors, and is responsible for the ongoing maintenance and repair of all New Directions’ community homes and commercial spaces. The Coordinator is also responsible for the assessment of all current and potential residential sites, including renovations and repairs necessary for licensing, along with the oversight of all Agency fleet vehicles. The Coordinator acts as a back-up during extended absences, supporting members of the Operations team with maintenance, supervision, inspections and administrative tasks. 

 

Key Responsibilities Include:

  • Coordinates and schedules semi-annual walk-throughs with Home Supervisors/Coordinators at all community homes, scheduling an ASL interpreter as required, to review & document any outstanding repair requests, required licensing repairs, and requests for renovations.
  • Works with Coordinators to develop a full schedule of annual provincial licensing reviews at all homes and schedule inspections and repairs a minimum of 4 weeks prior to the inspection date where possible.
  • Performs weekly visits and documents inspection of all vacant New Directions properties, as these records must be maintained for insurance coverage. 
  • Liaises with the Managers (or designates) to inspect and report on any potential new residential properties for lease or purchase in the Winnipeg region. 
  • Identifies a list of potential repairs as well as potential services/purchases required for licensing and develops an estimated budget with the manager to be considered prior to the purchase or lease of a property.
  • Liaises with designer to develop as-built floor plans and construction plans, and any scope of work for external contractors for all purchased / leased homes.
  • Submits City of Winnipeg Development Permit, Change of Use Permit, and Occupancy Permit applications when required.
  • Provides direct supervision to Operations Supervisors, including managing performance and areas of development.
  • Develops staff scheduled and work plans collaboratively with the Operations Team and determines when work is beyond the scope of Operations and contact the manager when external contractors are needed. 
  • Provides exceptional customer service in supporting service areas and staff when issues arise in the workplace in a timely manner, prioritizing needs based on safety and time restrictions.
  • Promotes positive working relationships with staff and facilitates conflict resolution.
  • Tracks all property requests and the related budgets for purchase or lease and required renovations.
  • Schedules and supervises independent contractors working at New Directions properties. Reviews and approves all completed contract work prior to submitting invoices to Accounting for payment. 
  • Ensures Operations staff or contract cleaning staff attend to any immediate safety issues as reported on New Directions property, including parking lots and surrounding grounds (e.g., spills, broken glass, etc.).
  • Prioritizes tickets received indicating safety issues in other New Directions properties (e.g., broken windows, electrical issues, etc.).
  • Actively participates on the agency’s Workplace Safety and Health Committee.

The Successful Candidate will bring:

  • Minimum three (3) years of experience in general property repair and maintenance, including home renovation, property maintenance and problem-solving in residential and commercial settings.
  • Demonstrated skills safely and effectively using hand / power tools in home renovations and repairs.
  • Knowledge and experience with Child and Adult Care Home licensing and related fire / building code requirements
  • Knowledge and understanding of related Safe Work Practices, and Workplace Safety & Health legislation/requirements.
  • Clear and concise verbal and written communication skills.
  • Previous supervisory experience and the ability to work in partnership a multi-disciplinary team, while maintaining the ability to work independently in an organized manner.
  • Proficiency in Microsoft Office suite, including Outlook, Excel, Work, PowerPoint, and SharePoint.
  • Fluency in American Sign Language is considered an asset. 

 

The salary range for this 70-hour bi-weekly position is $33.90 to $42.71 per hour, dependent upon education and/or experience.  A full benefits package (which include Health and Dental Benefits, Long Term Disability Benefits, and a Pension Plan) is provided to regular full-time staff.

 

The successful candidate will be subject to Criminal Record and Adult/Child Abuse Registry Checks; and must supply a current driver’s abstract.
