About the Opportunity

LTP has an exciting opportunity for a Senior Property Manager to join our team in Vancouver, British Columbia

The Senior Property Manager is responsible for an office and retail mixed-use portfolio in Metro Vancouver/Great Northern Way.

Specifically, your duties in this role will entail:

  • Participating in developing the strategic direction and operational approach for the Property Management Division
  • Developing and administering annual business plans and budget preparation for assigned properties
  • Reviewing monthly, quarterly, and annual financial results and providing variance commentary where appropriate
  • Overseeing the budget and progress of building upgrades, major projects, and tenant improvements within the portfolio 
  • Tendering, selecting and managing all service contracts
  • Meeting with commercial tenants on a regular basis, inspecting buildings’, and providing a high standard of tenant relations
  • Working alongside the Development team as new buildings are designed and constructed
  • Ensuring all Property Management policies and procedures are adhered to in each of the properties
  • Developing appropriate operating procedures for buildings, and ensuring regulatory requirements are maintained 
  • Ensuring that corporate governance, environmental, health & safety policies, and procedures are compliant
  • Reviewing all invoices monthly and approving payments as necessary

Staff Management 

  • Providing leadership to staff, and guiding and directing staff to accomplish organizational goals and objectives 
  • Developing staff growth by providing effective mentorship, coaching, and career planning
  • Overseeing outside contractors, construction and maintenance staff

External Communications 

  • Developing positive and productive relationships with industry professionals such as real estate agents, lawyers, contractors, and trades
  • Effectively communicating information concerning the company’s strategies, objectives, and performance externally to create a positive company profile
  • Keeping up to date with industry developments, construction and code changes, and new products available in the market
  • Assisting development team with properties transitioning from under development to income-producing properties 
  • Participating in due diligence and analysis of new property acquisitions
  • Responding promptly to resident issues and service requests 
  • Working to minimize vacancies, striving to maintain 100% occupancy, showing available suites, and processing leasing applications 
  • Enforcing the terms of the lease agreements including rent collection, rules and regulations, and procedures related to serving notices to residents 
  • Managing the day-to-day operations of the building, including general maintenance and cleaning 

More About You

In order to qualify, you will need at least 7 years of experience in a commercial property management role. Post secondary education in Real Estate, and a Management designation would be an asset.  

Skills, experience, and background in the following will be essential:

  • Able to communicate effectively and professionally, in order to develop cooperative working relationships with senior management, tenants, and stakeholders
  • Knowledge of operational procedures, general maintenance, construction, contract negotiation, accounting, Yardi, and Microsoft Office 
  • Experience in managing a property management operation, including staff management and tenant relationships
  • Tenant improvement experience, including familiarity with the building permit application process and working with designers and architects  
  • Have a strong customer experience orientation 
  • Positive and proactive attitude with strong team building, interpersonal and communication skills
